Before you book
How much does a property investor tax return cost?
$389 for a return with one investment property, fixed and quoted upfront, with no surprise extras once we begin. Additional properties, a sale, or prior years are quoted on the call before any work starts. The fee comes out of your refund when the ATO pays it—and it’s deductible in next year’s return.
Do I need a depreciation schedule, and what if I don’t have one?
A depreciation schedule lets you claim the decline in value of the building and its fixtures—often one of the largest deductions on a rental, and worth thousands a year for many investors. If you don’t have one, we arrange it through our quantity surveying partner, Duo Tax; the schedule fee is itself deductible, and we can often claim missed depreciation on prior years by amendment.
What’s the difference between a repair and an improvement?
A repair returns something to its original condition—fixing a leaking tap, replacing a section of fence—and is generally deductible in the year you pay for it. An improvement makes something better than it was—a whole new fence, a renovated kitchen—and is claimed gradually as capital works. Initial repairs right after purchase are also treated as capital. We classify every item and document why.
I redrew on the investment loan. Can I still claim the interest?
It depends on what the redrawn money was used for, not on the loan it came from. Interest is deductible to the extent the borrowed funds were used for the investment property. If part of the loan funded a car or a holiday, we apportion the interest so the claim is right—and defensible.
The property was only rented for part of the year. What can I claim?
Expenses for the period it was rented or genuinely available for rent at a market rate. If you used it privately for part of the year, or it was only listed some of the time, deductions are apportioned across those periods. We do the apportionment for you.
I sold a property this year. Do you handle the capital gain?
Yes, as part of the same return. We rebuild the cost base—purchase price, stamp duty, legal fees, improvements, selling costs—apply the 50% discount if you owned it for more than 12 months, and check main-residence rules if you ever lived there. Selling next year instead? Ask now; the timing across 30 June can matter.
Can you do a return with more than one property?
Yes—from a second property to a large portfolio. Each property is worked through on its own (income, expenses, interest, depreciation) then brought together into one correct return, with co-owned properties split correctly between owners. Multiple properties are quoted on the call.
Should I buy the next one in a trust?
Sometimes—for asset protection or to share rental income across a family—and sometimes it’s an expensive complication that also changes how negative gearing works. It’s a decision with your numbers on the table, not a default. Book the free property session and a senior accountant will tell you straight.
What do I need for the appointment?
Rental income or agent annual statements for each property; loan interest statements (and any redraw details); receipts or a list of costs such as rates, land tax, strata, insurance and repairs; your depreciation schedule, if you have one; and, if you sold, the purchase and sale settlement statements. We send a property checklist when you book. You can text photos of documents to your agent during the call.
When is the deadline, and can I get an extension?
If you lodge yourself, 31 October. If you’re registered with a tax agent like us before that date, you’ll generally qualify for an extended deadline, often into May the following year. Missed it? Book anyway—we lodge late returns every day and talk to the ATO about penalties on your behalf.
